What's included in the price?

The price includes the following…

  • Unlimited use of your TwinTips apartment during the period specified in the contract.
  • Coupons for use of building facilities (Onsen, Parking, swimming-pool, gym etc). The amount of coupons will vary depending on the size of the apartment and the length of the stay. For a winter season rental the amount would be around ¥40,000
  • TwinTips Turnkey Solution, taking care of utilities and other expenses.
  • TwinTips Club Membership.
  • All taxes, agency and transaction fees.
  • We will do our best to make sure there are no hidden fees.

The following items are not included…

  • Utilities, such as electricity, gas, water and internet (if applicable). Utilities are deducted from your deposit.
  • Resort facility costs i.e parking, onsen, pool, gymnasium etc (you will get coupons).
  • Cleaning and laundry service.
  • Ski passes.
  • Transport to and from TwinTips.

Apartment selection

Our winter season rentals are very popular and our offerings are limited by the number of properties we have available. Larger family units are often in high demand. Renovated units (Premium standard) are one-of-a-kind and should be reserved early.

We do our best to be fair in the selection process and have set the following guidelines.

  • First, full-year (12-month, May-April) tenants are prioritised over season renters (5 or 6 months).
  • Second, existing tenants are prioritised ahead of new tenants.
  • Third, tenants with 2 or more seasons with TwinTips take priority over those with one season. Fourth, it is first come first serve.

Property standards

Properties on our plafform differ in terms of size and standard. We classify our properties in 3 standards with the following guidelines…

  • Premium standard: Recently renovated units with new kitchen/bathrooms, furniture and appliances. All new surfaces and designer features.
  • TwinTips standard: New modern furniture, new carpets and wallpaper. Standard kitchen and bathroom.
  • Basic standard: The apartment comes as it is.

The property owner will provide at least one set of linens and towels. However, that is not a requirement for Basic standard units.

Although not required, we strongly recommend that our tenants view and inspect the property before signing a contract.

Rental contracts

The rental contracts are legally binding contracts between the Owner and the Tenant. TwinTips will issue the rental agreement on behalf of the owner.
